Check Challenge & Appeal Process
Check Stage
- Stage 1 – Sees the Business ratepayer/agent confirming the specifics of the property and the physical facts that the valuation office have relied on in reaching their valuation.
Some cases can be settled at this stage.
- Stage 2 – Requires the Valuation Office and the ratepayer or agent to validate relevant facts, such as floor area, merge or split a premises and agree to remove any area which is not located at the area.
- Stage 3 – The ratepayer cannot proceed to the challenge stage until the check has been completed which should take 12 weeks however a property could remain in the check stage for up to 12 months.
Challenge Stage
- A challenge stage must be put forward by the agent within 4 months of the check decision notice.
- The agent must prepare a case as to why the Valuation is incorrect using factorial comparable and rental evidence if applicable.
Business Rates Appeal Process
New Rateable values for all non-domestic properties in England, Wales and Scotland came into force on 1st April 2017.
This is the first rating revaluation for 7 years
In order for us to progress with your business rates appeal, we require the documents below for each property
- A copy of your current rates bill
- A copy of your current lease
- Government Gateway access details for your personal portal
Registration for your Government Gateway Portal
You will be required to register with all your personal contact details which will include the following
- Passport
- P60
- Payslip details
- Copy of Utility bill or Lease

Claim your property
Once registration is complete you will need to claim your property before your agent can submit a check or challenge
